There is a lot that goes into renovating and building a new home and it can be very overwhelming. There are 3 main phases in renovating a project, Consultation and Layout Design, Design Development and Home Styling and the third is Site Management. Below I have gone into more detail of what each stage entails and how I can help you through each phase, either on their own or all three phases together.
Stage 1: Consultation and Layout Design
- Consultation: In my opinion, this is the very first thing and most important thing you need to do.You need to write a list of your wants and needs, every little detail that you wish to get from the renovations. Everything in the design process will be built around this.
The first meeting is the consultation meeting. During which we will discuss what you do and don’t like about your space, how you’ve always pictured your home? what does your life require from your home? and what you wish to achieve from your home renovation? After the consultation meeting, I will draft plans of your home, based on what we discussed.
- Layout Design: This is when the first measurements of the space are needed, if there already exist on a floor plan, than there is less to measure. After I have the measurements, I can start drawing up work plans, for the contractor. These plans include, a basic floor plan with measurements, water and electrical plans, bathroom and kitchen plans. We can make changes along the way, until you are satisfied.
Phase 2: Design Development and Home Styling
- Design Development: Finishing touches are refined to the floor plans. This will include flooring, choosing colors, lighting plans, plumbing location, fixture selection, and electrical layouts. Furniture, fabrics and equipment are selected and cost estimates are prepared. This stage also includes all necessary meetings with suppliers, such as the kitchen supplier and the carpentry, and their representatives during construction. We will chose together the best products and pieces that we believe will work best in your space, taking into account the purpose of the space, traffic flow, functionality of the space and most importantly your budget. This can include ordering furnishings, materials and products, collaborating with builders, trades, suppliers and manufacturers.
- Home Styling: In the second phase, first contractors are selected and purchases are ordered. This phase will be giving your home the personal touch. We will be adding things that YOU requested in the layout design stage.
All of the detail-oriented surfaces such as, painting interior walls, hanging wallpaper, painting molding and trim, staining and sealing trim. These finishes should be one of the last items you do indoors as this work can damage other work of yours. As with painting, your final floor covering, for example, laminate, solid hardwood, tile, engineered wood. Should be done as late as possible in the renovation process as this saves your flooring surface from significant damage.
Phase 3: Site Management
Most importantly, at this stage we ensure that your project is delivered and carried out in accordance with the drawings we worked so hard to create, together.
We will walk through all the renovations hand in hand. Turning the home we created on paper into a reality.
